Job Title: Commercial Management Surveyor
Location: Hybrid

About the Role
We are seeking an experienced and proactive Commercial Management Surveyor to join our dynamic property team. The successful candidate will play a key role in managing a portfolio of commercial properties on behalf of a diverse client base, ensuring that assets are well-maintained, income is maximised, and compliance is achieved.
This is a client-facing role requiring strong communication skills, technical knowledge, and commercial acumen. You will work closely with landlords, tenants, contractors, and internal teams to deliver high-quality property management services across retail, office, industrial, and mixed-use assets.
Key Responsibilities
- Manage a portfolio of commercial properties across various asset classes
- Carry out regular property inspections and ensure buildings are maintained to a high standard
- Oversee landlord and tenant matters including lease obligations, rent reviews, service charges, and dilapidations
- Prepare and manage annual service charge budgets, ensuring accurate reconciliation and cost recovery
- Liaise with tenants and resolve queries efficiently, fostering strong working relationships
- Identify and implement opportunities to improve asset value, reduce voids, and maximise rental income
- Ensure compliance with all relevant statutory obligations, health & safety legislation, and RICS best practice
- Work with finance team to ensure accurate invoicing, credit control, and reporting
- Coordinate with external contractors and consultants for maintenance, repairs, and refurbishment projects
- Prepare client reports and attend regular review meetings to provide portfolio updates and strategic advice
Candidate Profile
Essential Skills and Experience:
- MRICS qualification (or working towards accreditation)
- Proven track record in managing commercial property portfolios
- Strong knowledge of landlord and tenant legislation and commercial leases
- Experience in service charge budgeting and reconciliation
- Confident communicator with excellent client relationship management skills
- Strong attention to detail and organisational abilities
- IT literate with experience using property management systems
Desirable
- Experience across both single-let and multi-let properties
- Familiarity with ESG and sustainability practices in commercial property
- Experience advising on asset management and strategic portfolio improvements
